We have been inspecting residential and commercial properties in Brisbane for over 7 years.
Your inspection is completed to Australian Standards (AS 4349-2007 & AS 4349.1-2007
I am fully licensed with the Queensland Building & Construction Commission (QBCC) – QBCC License No: 721615 Builder – Medium Rise, Builder – Open and Completed Residential Building Inspection – We are fully insured.
We inspect all types of buildings including old and new houses, renovated homes, architectural contemporary homes, pole homes, units, apartments, one bed units, luxury penthouse apartments, two storey townhouses, low set, high set, brick, block, timber, multi storey residential homes.

Building Inspection Reports are completed within 2 business days of inspection (normally same day)

What do we inspect

  • Site – Fences, Drainage, Retaining Walls
  • Exterior of the building
  • Interior of the building
  • The roof space (where accessible)
  • The underfloor space (where applicable and accessible)
  • The roof exterior

What is the purpose, scope and acceptance criteria of the report
The building shall be compared against similar age and type buildings that are constructed in accordance with generally accepted practice at the time of construction which have been maintained such that there has been no significant loss of strength and serviceability.

Special Notes / Information Statement

  1. The Client is responsible for access to all parts of building to be inspected.
  2. Written permission of tenanted and unimpeded access to the property.
    All animals to be secured at the time of inspection.
  3. A standard property report is not intended as a Certificate of Compliance of the property within the requirements of any Act, Regulation, Ordinance, or by law, or, as a warranty on an insurance policy against problems developing in the building in the future. Estimating the cost of remedying defects is not included in a standard building report.
  4. A building report should not be seen as an all encompassing report detailing the building from every aspect. Rather is should be seen as a reasonable attempt to identify any significant defects visible at the time of inspection. Whether or not a defect should be regarded as significant depends upon, to a large extent, the age and type of building being inspected.
  5. Reasonable access and safe unobstructed access is to be provided and the minimum clearances specified to be available

Exclusions:
1. Swimming Pools, Pool Fencing
2. Roof Space with Asbestos ceiling lining or foil insulation
3. Garden Sheds smaller than 6m x 3m, landscape structures
4. Common Areas of Body Corporate Units
